3. Habitats Mitigation rates

The contribution required is dependent on which European sites the development will impact:

  • Developments within 10km of the Exe Estuary SPA only will pay a contribution of £1035.23 per residential unit
  • Developments within 10km of the Exe Estuary SPA and within 10km of the East Devon Pebbled Heaths SAC and SPA will pay a fee of £1359.51 per residential unit.

The contribution per unit increases annually by indexation and is calculated using the January Retail Price Index with the contribution per unit increasing in April each year. The contribution payable will be the annual figure plus indexation at the time payment is made.

Please note that for applications received from the 1st April 2021 the non-infrastructure habitats mitigation charges will increase by £6.81 per dwelling as per the South East Devon Habitats Regulations Executive Committee.

The contribution has been calculated from the total costs of the projects in the SEDESMS which are divided by the number of houses to be built in the areas impacting upon the protected habitats. This produces a ‘per dwelling’ habitats mitigation financial contribution.
