2. Affordable Housing SPD

Affordable housing Supplementary Planning Document

We adopted a Supplementary Planning Document (SPD) on Affordable Housing in April 2014.

The SPD provides more detailed guidance on how policy CP7 of the Core Strategy will be implemented, in order to deliver affordable homes and to help promote mixed and sustainable communities.

The SPD is a material consideration in the determination of planning applications. Its contents will need to be taken into consideration from the earliest stages of the development process, including in the purchase of sites and the negotiation and preparation of residential schemes.

These design standards apply to 5% of the affordable housing provided on new build sites. They cover all the main rooms in a property as well as the external environment. Internal and external plans need to be approved by the Council’s Planning Officer, Housing Development Officer and Occupational Therapist, before they can go to Planning Committee. It is therefore advisable to have discussions with these officers in the very early stages of the planning application. They will also be able to advise on the size and type of property needed.
