EXtraLet works closely with private sector landlords to improve access to private sector tenancies, building a portfolio of homes that are made available to families who might otherwise become homeless.

What is EXtraLet and what do I get?

EXtraLet accepts properties in Exeter and runs in much the same way as a private lettings agent. The scheme charges a 10% management fee (+VAT) for properties and landlords receive the following benefits:

  • A rent and damage deposit guarantee to the value of six months rent
  • Guaranteed 50% of rent during void periods for up to two months
  • Arranging for the annual Gas Safe Register safety checks
  • Arranging for the initial NICEIC electrical safety checks
  • Arranging for the asbestos survey
  • A fast tenant referral system
  • Tenant Assessment and Suitability Checks
  • Regular management inspections
  • A comprehensive inventory

In addition, landlords who sign to the EXtraLet scheme may have access to Private sector Renewal Grant (subject to availability) to assist with bringing the property up to the The Decent Homes Standard.

EXtraLet continues to be a success and has been praised by both tenants and landlords. To date, EXtraLet has prevented more than 80 families becoming homeless and currently manages over 70 properties.
